What To Do and When? Facts about Home Maintenance

Do you ever just want to know the answer and not bother having to research? Unless it is a topic I really enjoy, I often wish I could just know the answer right away and not have to “shop around” for all of the possible options. For many people, home maintenance is a topic that they probably “just want the answer” about. Thinking about home efficiency can be overwhelming, especially if you have no idea where to start. I have good news for you: here is your answer. I stumbled across an informational piece from Energy Star that gives an overview of what needs to be done to your home in order for it to be kept in tip top shape. The article is targeted for Energy Star certified homes but the information can be applicable to all homes. Here is a brief summary:

What to do Right Away after Moving In:

Whether you’ve been living in your home for years or weeks, these are good one time fixes to maximize the efficiency of your home.

Install/Program a Programmable Thermostat-If you have a programmable thermostat, awesome! The next step is to program it correctly so that you can reap the maximum benefits. If you do not yet have one, you can manually change yours in accordance with your daily schedule or you could invest in a programmable thermostat.

Change the Lights-  LED (Light Emitting Diodes) and CFL (Compact Fluorescent Lights) last longer than regular light bulbs and they even use 75% less energy. Therefore, change out your regular light bulbs, and use these!

What to do Every Year:

These are annual tasks … so get out your pen (or iPhone) to mark them on your calendar!

Furnace and Air Conditioner Tune-Up/Inspection- Yep, these need to happen every year…not just once in a while.  These prevent major future problems with your heating and cooling units and make sure that they are still operating safely.

Check Weather stripping- Weather stripping can wear down, so it is good to keep an on eye on it.  Every year check for leaky or drafty windows.

What to do Every 3 Months:

Change/Clean Air Filter- When the filter is dirty and clogged the furnace and air conditioner have to expend more energy to get the same amount of treated air into your home. This costs more money and is bad for the unit.
